FLINT, MI - A restaurant could be coming to the ground floor of the historic Dryden Building now that work is moving forward to renovate the Capitol Theatre in downtown Flint, according to SkyPoint Ventures owner Jocelyn Hagerman. When the Flint City Council approved the transfer of a property tax freeze for the Capitol Theatre it opened the door for development inside the neighboring Dryden Building. Work on the 1,600-seat theater is expected to begin in the next couple of months, with an opening slated for the summer of 2017. 'The Capitol was a big deal for us a far as developing the entertainment aspect of this,' said Jocelyn Hagerman, who owns SkyPoint Ventures along with husband Phil Hagerman, who is the CEO of Diplomat Pharmacy.
'We've often thought if the Capitol is up and running, this place will be full.' Now SkyPoint plans to meet with the Chicago-based Gettys Group to see what type of restaurant would be the best fit next to the 1,600-seat historic theater. The restaurant would go on the ground floor of the Dryden. 'It's really a unique space. We're not in a hurry to develop.
We just want to make sure everything is done right,' Jocelyn Hagerman said. 'Ultimately it has to make sense for us financially and moving the needle for Flint, too.' The Dryden Building was built in Flint in 1902 and has been undergoing renovations since the Hagermans bought the building in 2013. SkyPoint and the Hagerman Foundation occupy the building's fifth floor. Cloud-based web-to-print known as PrintSites announced last month they're moving their headquarters from Fenton and bringing 100 jobs with it to the fourth floor of the Dryden building. Entrepreneurial hub Co+Work also will be on the fourth floor.
The third floor will house a to-be named company that Jocelyn Hagerman said should be revealed in the next 45 days. On the second floor will be another company that she said SkyPoint is finalizing a deal with. Exposed brick along each floor shows the history of a building that's had a variety of uses since it was built in 1902 by W.A. Paterson, Flint's first carriage builder, an automobile manufacturer and one-time mayor of the city.
